Porcelain tiles are the premium step up from vitrified. Technically, porcelain is a type of vitrified tile, but it's fired at even higher temperatures and has water absorption below 0.1%. This makes it virtually impervious to moisture, stains, and chemical damage. Porcelain tiles are available in stunning finishes including marble replicas that are nearly indistinguishable from real marble, wood-grain planks, concrete-look, and textured stone. Italian and Spanish imported porcelain tiles can go up to Rs 150-250/sqft, but Indian brands like Kajaria, AGL, and Simpolo offer excellent porcelain at Rs 50-90/sqft.

Pros: Highest durability, near-zero water absorption, superior stain resistance, premium aesthetics. Cons: Higher cost, requires skilled installation, heavier than other tile types, needs tile adhesive (cement mortar won't work well).

Natural Marble — Luxury Option

Natural marble remains the ultimate luxury flooring choice for Bangalore homes. Italian Statuario (Rs 200-400/sqft), Indian Makrana White (Rs 120-180/sqft), and Rajasthan Green Marble (Rs 100-150/sqft) are popular choices. The natural veining and depth of colour in real marble is something no tile can perfectly replicate.

However, marble requires serious commitment. It's porous and needs regular sealing (every 6-12 months), it stains easily from acidic substances like lemon juice and vinegar, it scratches more easily than vitrified tiles, and it requires professional polishing every 3-5 years to maintain its shine. The total cost of ownership over 10 years — including installation, sealing, and periodic polishing — is significantly higher than even premium vitrified tiles.
